I am speechless! They accepted my offer! I went almost 10% below the asking price, which they had already reduced by over 15% just recently. My Realtor even said she didn't think they would accept when we wrote it up this morning.

If this isn't what I affectionately term a "God Thing", then I don't know what is!! Of course it is still contingent on inspections and appraisals and all that legal stuff, but so far it's all good!

So anyway, maybe we can plan a big ole codie reunion next summer!!!

(BTW and FWIW I really love Tennessee.. I used to say if I won the NY lotto I was going to just go down and buy the whole darn State, but not the TVA stuff or the Cities!)

Tell us about it, how many acres you get?
I love being out in the open surrounded by trees and wildlife. It's a good way to sit and reflect about all the great things God has given you.

I got 11 acres in all. About 9 of it is the pasture; it's all fenced but it is barbed wire which I will have to change if I do ever really get a horse(s). The barn is in really good shape, too. The kids want half of it to build on in a few years but there's plenty for everyone!! All around it is land owned by one family whose father decreed in his will somehow that it could not be sold for development (which is happening to all the land around my house right now) and had to stay in the family. My boys are dying to go hunting on it but I think it is leased to someone for hunting.

I am SO not kidding about anybody that wants to come visit! I feel like you guys are my best friends even though we only know each other in cyberspace.

I was just kidding about picking up a cowboy along the way, though. Not ready for that just yet.

What I meant was the yippie kay yay from ann's post (no offense). I know all you yankee's think us southerners ride horses to work (Texans get it bad).

11 acres is awesome, thats plenty of land to do whatever you want with. Horses are expensive but definitely worth it.

If you can afford it get some ATV's to play with, that'll keep the boys happy for years. Nice job.

I am going to get the pickum up truck all polished. In Ar.-anybody need a ride next yr. give me a holler!!!!! Looks and sounds perfect. Duet-the gent looks like my AH(almost). He should be on his 40yr to life vacation by then!!!!! Hunting leases expire-should ask about the leases and mineral rights. If you can find such a great place-wow!!!! All I want is a tiny little cabin (rustic) in the woods with land!!!! Just sooooo tickled for you!!!!!!!!!!!!!!! Does it have a pond for fishing>>>>???????

There is a pond but it's just for watering the livestock. The old gent that lives there used to have cattle.

Garden!!!!!!!!!!!!!!!!!!!!!!! .....lol I had my garden plotted out before I bought my property...........lol( just a word of advice don't take on too much.....you don't want to get overwhelmed......thats pretty much what happened to me!!!) And remember to ENJOY IT!!!!!!!!!!!!
