I Need Help From my SR Family!

I need you guys to keep me in your prayers! When XAH left, he refused to pay me alimony, but turned the deed to the house over to me.
As you know, the real estate market has tanked. The house has been on the market for five months with no offers. I've painted the entire inside and dropped the price $50K!
This week, we finally got an offer! If all goes through, I will break even, meaning pay off the mortgage with just enough money left over to pay back what I borrowed for the divorce and to move. At this point, even with no profit, I am thrilled ... the price on houses isn't getting any better, and I'd like to unload the house before I have to pay to heat it or before something goes wrong maintenance wise and I get myself into debt over it.
So, prayers please! Send positive thoughts my way!!!

Seems to be a trend here (central Ohio) to buy homes, and when ppl can't afford them, they just abandon them. We sold husbands house, last year (tomorrow 1 yr exact, wow), and it sits empty. My Broth-In-Law left his home to be foreclosed when his GF moved out and he could no longer afford the payments. Directly across the street from me, a house sits empty, abandoned by ppl that lived there less than a year. I think banks are too quick to loan people amounts that they can't afford the payments......not your problem btw. So if it sells, don't look back.....run

Given my X's "employment", it wasn't worth the $ it would have cost me in court to fight for alimony. My lawyer (who is very sharp) has him pegged as the sort that would rather drop off the radar than pay, even if the court ordered it. He is "self employed" ... and - surprise- doesn't claim his drug dealing income. So, I was lucky to get out with the house!!

Just for the record from this Loan Officer......the market in central Ohio is crappy and it is a buyers market at the moment but it's not the banks error in making loans to people...its just that at the time that they go through the application process they had all their ducks in a row and qualified...good steady income, assets, down payment if it was required ect....

I hope all works out for you hunny....and I wish you could have made a huge profit on the sale of the house..but its over and you get to move on.....

Here's a huge "HOORAY!!!!" for you, GPJ. The market in Arizona is beyond kaput right now. I finally lost count of how many homes are for sale in my half-developed neighborhood. The developer bailed and sold the models, leaving us with about 70 "sandbox" lots that are full of doggie doo and wires sticking out of the sand where the cable, phone, electric lines, etc. are to be connected. I don't think anyone here could give away their house in this market. We had a foreclosure on my street a few weeks ago, and I assume there will be more.

Kudos for your great outlook on cutting your losses and getting on with your life!!! You go, girl!!!

Thanks gang! Home inspection is Monday at 8 AM. Ny broker says if it goes okay, we should be good to go. Prayers on overdrive, please!!!!!
