Close of escrow means when the sale is completed.
It seems to me that you are technically still renting, with an option to buy clause, and certain monies from the monthly rent are being held towards the purchase price.
I'd make an appointment with legal aid. Dollars to donuts this contract can be invalidated pretty quickly, or the owner held liable for the mold condition.
